Greater Manchester has been one of the UK's most consistently watched property markets for a decade, and within it Trafford stands out: a borough that pairs deep, growing rental demand with one of the largest regeneration pipelines in the North West. Why Manchester, and why now

Manchester's rental market is driven by a large student population, strong graduate retention and continued jobs growth across the city centre and surrounding boroughs. Across Greater Manchester, average rents have been reported to have risen more than 70 per cent over the past decade, reflecting demand that has consistently outpaced new supply. That combination of demand depth and supply constraint is the backdrop to the whole region.

Why Trafford and Stretford specifically

Trafford sits at the centre of a multi-billion-pound regeneration known as TraffordCity, a programme of around £4.2bn anchored by the Trafford Centre and a growing cluster of leisure, wellbeing and residential destinations including Therme Manchester. Stretford itself is the focus of a multi-phase town-centre masterplan. Connectivity is central to the case: fast Metrolink links into the city and direct motorway access via the M60 put central Manchester and the wider region within easy reach.

What about yields and rents

Gross rental yields across Trafford are typically reported in the region of roughly 4 to 6.5 per cent, with Stretford (M32) often near the stronger end of the borough's residential range. Trafford's average monthly rent was put at around £1,301 in early 2025, up from roughly £795 a decade earlier. Treat these as gross, indicative ranges, not guarantees: net returns are lower after management, voids, maintenance and finance, and yields vary by property type and location. Where One Trafford Edge fits

One Trafford Edge is a development of 122 premium-finish apartments on Barton Road in Stretford, around 350 metres from the Trafford Centre and within the TraffordCity regeneration described above. Prices start from £188,000, the lease is 999 years, and completion is targeted for Q4 2027. It is a back-to-brick redevelopment of an existing tower, with phase one sold out and phase two now live. Up to 10 per cent of a buyer's deposit is held as stakeholder and ringfenced, with the balance covered by a formal contractual security arrangement.
